Perth Property Market Heats Up Despite Winter Chill
Perth’s property market showed no signs of cooling in August, with dwelling values rising by 1.1%, bringing the median home value to $841,928, according to data from Cotality.
Despite the seasonal slowdown typically seen during winter, active listings dropped to a record low, highlighting a growing reluctance among homeowners to sell. Experts suggest that the challenge of keeping homes market-ready during colder months often deters sellers, but this year’s numbers have fallen even further than expected.
The limited number of homes available for sale has sparked renewed urgency among buyers, with strong competition driving prices higher. Demand continues to outpace supply, creating conditions that naturally push housing values upward. While this imbalance presents challenges, it also reflects the strength and confidence in Perth’s property market.
Encouragingly, the spring upswing in new listings is beginning to emerge, offering some relief to frustrated buyers. However, under current conditions, prices are expected to continue rising — the only question is how much further they’ll climb.

Perth Suburbs Moving Up
Perth’s property market continued to show strength in August, with several suburbs standing out for their impressive house price growth. Topping the list was Palmyra, where median house prices jumped by 2.8%, reaching $1.1 million. This charming riverside suburb is increasingly popular with families and professionals alike, thanks to its leafy streets and proximity to Fremantle.
Next up was Stirling, recording a 1.9% rise to a median of $1.35 million. With its spacious homes and easy access to the city, Stirling continues to attract strong buyer interest. Applecross, one of Perth’s most prestigious suburbs, also saw solid growth of 1.3%, pushing its median price to a remarkable $2.765 million.
Further north, Jindalee experienced a 1.3% increase, bringing its median to $886,000. This coastal suburb is gaining traction with buyers looking for lifestyle and value. Rounding out the top five was Aveley, up 1.2% to $759,000, reflecting growing demand in Perth’s northeast corridor.
Other strong performers included Kalamunda, Waikiki, Bayswater, Wellard, and Mindarie, each recording growth of 0.8% or more over the month. These results highlight the diverse range of suburbs seeing momentum, from coastal communities to established hills and inner-city areas.
