Perth Property Market Slows as Buyers Take a Cautious Approach

The Perth property market is entering a more balanced phase, with increased housing supply and softer demand slowing the pace of growth.

Since late March, more properties have come onto the market, improving supply. However, sales activity fell in June as buyers and investors responded to uncertainty surrounding Federal Government taxation changes, including reforms to negative gearing and capital gains tax.

Higher interest rates have also reduced borrowing capacity and increased concerns about mortgage affordability, leading many buyers to be more cautious. Global uncertainty and weaker consumer sentiment have further contributed to slower market activity.

As a result, property price growth is expected to moderate significantly through 2026–27. Sellers are being encouraged to adjust their expectations and price properties according to current market conditions.

Despite the slowdown, Perth’s fundamentals remain strong. WA continues to benefit from a robust economy, strong employment, ongoing worker shortages, and high population growth. While investor yields have eased slightly from 2024–25 levels, there has been no significant investor exodus, suggesting confidence in Perth’s long-term property market remains positive.

Perth Suburbs Moving Up

Bucking the cooling trend, Beeliar recorded an impressive 4.5% increase in house sale price growth for the month of June, with prices increasing to $1,050,000.

Greenwood took second place with a 3.3% rise to $1,085,000. In third place, with 2.8% growth was Palmyra, where prices grew to $1,280,000.

The top five was all tied up at the end, with both Melville and Kingsley recording 2.4% increases to $1,575,000 and $1,200,500 respectively.

Also performing well were Duncraig, Ocean Reef, Nollamara and Canning Vale, all recording gains of 1.8% or more for the month.
