We’ll take your vision and conduct initial online research, reach out to our network of agents, scour our internal database of current options, driveby anything we believe is relevant and finalise a shortlist for you to consider.

Next, we’ll develop a thorough and detailed report of our findings and send it through ahead of meeting with you for feedback. We’ll then update your preferences and refine the brief, narrow down the search and present suitable options.

Based on our whittled down shortlist, we’ll book in a viewing with the agent (often private and before the market)for you to see it for yourself. If you’re a remote client, we can even do a video walkthrough live with you. We’ll gather your feedback, and give you our opinion on price, location, build quality and extras, by providing an appraisal coupled with a detailed evaluation of the property based on recent
and current comparable sales.

Once you’ve found a property you like, we’ll drill down on the details thoroughly checking for any planning issues or proposed infrastructure, public housing, undesirable neighbours, upcoming developments or approvals and report back any red flag or concerns.

We’ll create and provide you with the negotiation game plan including our appraisal (based on current sales, 3 week sales and 3 month sales data), establish a minimum and maximum offer range based on that data, consider terms and conditions, timeframe for offer and then negotiate on your behalf until we get the perfect outcome.

We’ll conduct building and pest inspections, coordinate with solicitors and conveyancers, arrange formal finance approvals, project manage the process with all parties to ensure no deals, conduct the pre-settlement inspection and finally transfer the keys to your new home!
