Perth Median House Values Exceed $600,000

CoreLogic’s latest Home Value Index shows the Perth property market has continued to go from strength to strength, with median values now at $607,083. This represents a 4.5% increase over the past twelve months, another new record high for Perth, and further solidifies Perth as the best performing capital city in the nation.

Although new listings are still low, as we get further into the spring selling season, buyers should see more opportunities becoming available. However, the Perth property market remains hot, and buyers must be cautious they don’t get swept up and pay too much for a property or purchase the wrong property. In such a competitive and fast-paced environment, working with a buyer’s agent can be a game-changer. Here are five reasons why.

Expert market knowledge
One of the biggest advantages of hiring a buyer’s agent is their in-depth knowledge of the local market.
A reputable buyer’s agent will have their finger on the pulse of Perth’s property trends, including which suburbs offer the most potential. Armed with this information, investors can make informed decisions and act swiftly when the right property becomes available.

Strong professional network
In a market where listings are scarce, finding the right property can be akin to searching for a needle in a haystack. Buyer’s agents have a wide network of industry contacts in the real estate industry, giving them access to off-market properties that are not publicly listed.

Skilled negotiators
Negotiation is a critical aspect of the homebuying process, especially in a competitive market. As seasoned negotiators, buyer’s agents can strategise to your advantage, putting you in a strong position to secure the best deal possible.

Time savings
Searching for the perfect property can be an incredibly time-consuming process, with endless hours spent browsing listings and attending open homes. A buyer’s agent can streamline this process by conducting tailored property searches, pre-screening potential options, and presenting only the most suitable properties for consideration.

Objective advice
Emotions often run high when it comes to buying a home, especially in a competitive market A buyer’s agent provides an objective perspective, helping you stay level-headed and focused on your goals. They can help you analyse the pros and cons of different properties, ensuring you make a well-informed decision that’s aligned with your investment strategy.
