Perth Property Market Remains Australia’s Standout Performer

Perth’s property market continues to outpace the rest of the country, with mid-sized capitals maintaining a strong rate of growth. In February alone, Perth home values surged 2.3%, lifting the median to $989,211—the strongest upward trend among all capitals.

A major driver behind this growth is the city’s exceptionally low inventory levels. Despite a recent lift in new listings, buyer demand is so intense that properties are being snapped up almost as soon as they hit the market. According to Cotality data, over the four weeks to February 22, total listings for Perth sat 48% below the five‑year average, keeping active stock at critically low levels.

Competition is especially fierce in the lower-priced segment. First-home buyers, investors, and upgraders are all targeting the same price brackets, intensifying pressure and pushing values higher. Meanwhile, tighter credit conditions and serviceability constraints have reduced purchasing power at the upper end of the market, further concentrating buyer activity in more affordable areas.

Overall, Perth’s combination of pent-up demand, scarce supply, and broad buyer competition continues to underpin one of the strongest growth phases the city has seen in years.

Perth Suburbs Moving Up

For the second month in a row, Yokine lead the way in house sale price growth for February, this time recording a massive 7.3% rise to $1,180,000.

Warnbro took out second place, with growth of 1.8% to $728,000.

Back in the northern suburbs, Banksia Grove came in a close third with a 1.7% jump in house prices to $763,000.

Once again, the tail end was all tied up in February, with the coastal suburbs of both Scarborough and Rockingham increasing 1.6% to $1,371,500 and $800,000 respectively.

Honourable mentions to Alkimos, Bayswater, Forrestfield, Gosnells and Harrisdale who all recorded increases of 1.4% or more for the month.
