Perth Growth Slows In 2025

CoreLogic’s Home Value Index ended 2024 in the negative, with four of the eight capital cities recording a decline in housing values. 2025 has not started much better for many cities, with three recording declines again for January.

In what has become it’s usual style though, Perth has bucked the trend and continued to record month on month growth.

January 2024 saw Perth leading the way, with a 1.6% increase in home values for the month. Twelve months later, and Perth is in third place for the month of January.

This is due for the most part to the increase in advertised supply in Perth, taking some pressure out of the market.

Perth is, however, still one of the most affordable capital cities in Australia and according to one commentator “offers an unbeatable lifestyle”. Population growth and a strong economy continue to drive demand, meaning that while growth may be slowing, the market is unlikely to go backwards any time soon.

New housing is unlikely to ease property growth either, as WA is already behind on its National Housing Accord target. More details on that can be found here.

Perth Suburbs Moving Up

Growth may have slowed for Perth overall, but individual suburbs are still performing well. Scarborough performed exceptionally well in January, recording an increase in house prices of 2.7% to $1,204,000.

Dawesville took second place for the month, house values rising 2.5% to $717,500.

Camillo saw a 1.8% jump for the month, values rising to $580,000. It’s a bit of deja vu for the southern suburb, which also took out third place in January 2024. Back then, it recorded a 2.4% increase, further indications growth of the Perth property market is slowing.

Continuing our journey south, Greenfields placed fourth for January, with a 1.7% increase to $590,000. Port Kennedy rounded out the top five with 1.5% growth to $690,000.

Dayton, Joondalup, Swan View, Seville Grove and Nollamara also get honourable mentions for recording increases of 1.2% or higher for January.
